Preparing a house for purchase, and then actually selling it, can understandably be a stressful experience for homeowners. Unfortunately, one of the first things that home inspectors check on is the roof. If there?s a problem up there, the appraisal value of your house is going to suffer. If the problem is big enough, the sale might fall through. Here?s a look at how your roof affects the appraisal value and salability of your home:

Solid Roof, More Value?and Vice Versa

A new or updated roof offers one of the best returns on investment of any home improvement you can make. One study pegs the ROI at 105 percent?impressive considering that most repair projects fall far short of recouping their initial value. Even if a new roof doesn?t pull in a full return, it still adds value to your house. First and foremost, it is simply more attractive to buyers. A new roof, especially in an older neighborhood, stands out on a listing. Potential buyers may be willing to overlook smaller details if they know the roof won?t be a concern for years or even decades. Moreover, your asking price won?t be viewed so skeptically if it includes a new or updated roof.

On the other side of the argument, a roof that is in need of repair or replacement can put a serious dent in not only your appraisal value but also the salability of your home. Look at it this way: A house that requires a new roof may be immediately viewed as a fixer-upper and command less at sale. Furthermore, as already stated, a bad roof can kill a sale, thus keeping your house on the market longer and ultimately affecting what kind of profit (if any) you return.

Appearance

Potential buyers? first impression of a house will be from the outside, as soon as they pull up in their car for an open house or just to get the information flier from the ?for sale? sign. If they see missing or mismatched shingles, gutters in disrepair, or a generally drab, old-looking roof, they might not be too optimistic to learn more about the house. This is definitely another case in which a new roof might not add a tremendous amount of appraisal value, but the lack of one can decrease your home?s worth. If buyers see a brand-new roof, especially if it?s slate or metal, they could already be bringing a positive attitude to the home before even looking at the info sheet or stepping inside.

Roof Warranty

If you take the bold, and smart, step of replacing an outdated roof before putting your house on the market, consider also purchasing an extended systems warranty to cover the roof. Most shingles come with their own warranty out of the box, but when the house is sold, that warranty doesn?t transfer to the new owners, meaning they would be on the hook if something with the roof failed. An extended systems warranty is transferrable, giving the buyer peace of mind that any problem with the roof would likely be covered. A warranty might not bring extra appraisal value per se, but it is an attractive add-on for potential buyers?an add-on that will increase salability.

?Unlike anything I?ve ever seen before,? were the only words a Larimer county homeowner could use to describe Colorado?s recent flooding. According to Fox News, ?A week of torrential downpours in the eastern Rocky Mountains has left a rising death toll and left as many as 658 unable to contact authorities or loved ones.?

aImpacting 15 counties in Colorado, the latest early estimates from state emergency management offices total 17,994 homes damaged and 1,502 destroyed. Listing 1,253 people as missing statewide, rescue efforts headed up by the federal Emergency Management Agency include 21 helicopters airlifting people and dropping supplies and two 80 person search and rescue teams. The Fox News report continued, ?Rescuers and shelter workers are taking down lists of evacuees to feed to county officials, and people are asked to call in when they locate their relatives. Federal officials Monday repeatedly implored people affected by the flooding to call and reassure their loved ones.? Yet even with the massive rescue efforts, even some of the rescuers themselves had to be evacuated when the tactical trucks they were riding in were halted by rising waters in Lyons. 51 in total, the Colorado National Guardsmen, first responders and civilians had to be airlifted out or wait out the flood on higher ground. With early estimates ranging between 17,994 and 18,126 homes destroyed, many homeowners will have to move or rebuild completely. Estes Park town administrator, Frank Lancaster related that hundreds of homes around Estes Park, next to Rocky Mountain National Park, could be unreachable and uninhabitable for up to a year. Certainly, construction companies, Federal Emergency Management Agency, roofing contractors and relief workers will be busy for months to come and as Matthew Applebaum, the mayor of Boulder, Colorado ? one of the hardest hit towns ? states ?I think there is still going to be a lot of shock and disbelief. The amount of destruction, the damage to people?s houses, the damage to neighborhoods, the damage to roads, the damage to our much beloved open space ? it?s pretty significant and, as I said, it?s extraordinarily widespread.? The mid-November windstorm in Spokane lasted only a few hours, but the wind damage will be felt for years. Spokane Roofing Company is in it for the long haul, providing everything from temporary roof repairs to total roof replacements. The long-delayed windstorm recovery is underway.

Snow is just now coming off most roofs, so the biggest projects have been on hold since after Thanksgiving. That is changing quickly, because closer examination is revealing extensive roof damage on thousands of structures. While there is only spot damage on some roofs, many are completely torn up, and interior damage is common. Leaks are not always immediately apparent, so professional roof inspections are a must.

Immediately after the windstorm, Spokane Roofing provided hundreds of temporary fixes. This generally meant applying large tarps to damaged sections of commercial and residential roofs. Tarps ranged in size from 8?x10? to 10?x20?. They were secured by nailing down wood stripping to the roof deck or frame.

Featured Windstorm Recovery Project

One example of the windstorm recovery underway is a recreational vehicle or RV dealership in Liberty Lake, WA. The windstorm had peeled off half of the old torch-down roof, leaving it in tatters and damaging vehicle inventory on the ground. Removal and replacement was an extensive process. Rain and melting snow had soaked the roof insulation and wood decking under the damaged sections. After removing the old roof, Spokane Roofing installed:

Roofing Supply Group in Spokane Valley, WA supplied all of the roofing materials for the project, which took about a week to complete. It was critical to work fast to prevent further roof damage. RSG«?s close proximity to the job site expedited the work.
